The Future of No. 13 Edinburgh
This is not an ordinary sale. No. 13 Edinburgh has been cherished by only three families since the 1890s. If you feel a connection and can imagine becoming its next custodian, I would be glad to hear from you.
The Property Today
- 13A Albert Terrace, EH10 5EA — upper two floors.
- 13B Albert Terrace, EH10 5EA — garden level flat.
The conservatory currently adjoins 13A but could easily be reinstated to 13B, or retained with the upper portion. Recombining 13A and 13B into a single residence would also be straightforward.
Ideas for Renewal
The lower floor would benefit from renovation following minor flood damage. I have chosen to leave this to the next owner's judgement — whether to refurbish within the existing layout or to reimagine it.
My own suggestion would be to create a kitchen opening onto the rear garden, adjoining the living room (currently a single bedroom), resulting in three full double bedrooms with at least one ensuite bathroom.
Alternatively, the conservatory and adjoining spaces could become a stand-alone pied-à-terre as 13C, or even be extended northwards.
